1. Who we are and these terms
Empire Suites & Villas is a hospitality brand of Empire Ventures. These terms govern your use of this website and requests made through it. The registered legal name and address of the operating entity must be confirmed before publication.
2. Website information
Property descriptions, photographs, amenities, guest capacity, location and rates are supplied from the property and reservation information available to us. Availability and prices can change. We take reasonable care to present current information, but a listing or inquiry is not a confirmed reservation.
3. Reservation requests
When you submit a booking request, the website sends your requested dates, guest details and selected residence to the Regent reservation service for an availability and rate check. A successful submission creates a pending reservation request; it is not a confirmed stay and does not take payment through this website. We will communicate the status and next steps through the contact details you provide.
Availability, rates, occupancy limits and any applicable charges must be confirmed for the requested dates before your stay is accepted. Do not rely on a displayed “Available” status as confirmation for dates you have not submitted.
4. Rates, currency and charges
Prices may be displayed in a currency you select for convenience. Converted display amounts are indicative; the reservation service’s confirmed rate and currency govern the final quote. Any taxes, deposits, service charges or other amounts that apply must be disclosed to you before you accept a booking. The website does not currently collect payment details or payment through its booking form.
5. Changes and cancellation
Cancellation, amendment, check-in, checkout and refund terms are those provided with the specific confirmed reservation. The website does not publish a single cancellation deadline or refund rule for every property. Please ask the property team to provide the applicable terms before you accept a reservation. No payment is collected by the current booking form. A final booking policy must be approved and shown before paid reservations are enabled. Nothing in these terms removes rights that cannot legally be excluded.
6. Concierge arrangements
Concierge services are requests for assistance and are subject to availability. Third-party providers, venues and arrangements may charge separately. We will discuss availability and any applicable cost with you before proceeding. Submitting a request does not guarantee that a service or reservation can be arranged.
7. Your responsibilities
Provide accurate contact, guest and stay information; keep account credentials confidential; and use each property in accordance with the terms provided for your confirmed reservation. Occupancy, visitors, smoking, pets, parties, noise, identification, check-in and checkout rules may vary by residence and must be supplied with the applicable booking. We have not verified a universal damage-deposit or house-rules policy; these must be clearly provided before confirmation. Do not use the site to submit unlawful, harmful or misleading content, or to interfere with its operation.
8. Third-party services and links
Reservation processing and some linked services are provided by third parties. Their own terms and privacy notices may apply. Empire Suites & Villas does not control third-party systems or the availability of independent service providers.
9. Website content and availability
Website content is provided for accommodation discovery and booking requests. We may correct, update or temporarily suspend content or site functions. Property photography is provided for the listed residence and may be updated as the property record changes.
10. Liability
These terms do not limit liability where applicable law does not allow a limitation. Subject to that, we are not responsible for indirect losses arising from temporary website unavailability, inaccurate third-party information, or a third-party service provider’s actions. Your confirmed reservation terms govern matters relating to the stay itself.
11. Complaints and privacy
For a reservation, accommodation or service concern, contact concierge@empire.rw with your booking reference where available. We will review the issue and respond through the contact details provided. Unresolved matters may be taken to the competent mechanisms and courts under applicable law. Our Privacy Policy explains the personal information used to handle your account, reservation and concierge requests. The Cookie Policy describes cookies and local browser storage.
12. Governing law and contact
These website terms are governed by the applicable laws of the Republic of Rwanda, subject to any mandatory consumer protections. For questions, contact concierge@empire.rw.
